Full Management (OUR MOST POPULAR!)

This comprehensive service is the most popular amongst our landlords. This is the hassle free option if you wish us to take complete control of letting your property from beginning to end.

Your tenant expects a home that is fully-functional and safe throughout the tenancy. When things go wrong, they must be addressed immediately; this is a responsibility you can pass on to us.

The advantages to landlords are considerable:

  • We field all calls from tenants, around the clock;
  • We decide, from experience, on the most cost-efficient action;
  • We are major customers of trusted plumbers, builders and decorators and secure excellent work at a sensible cost;
  • We make regular Management Visits to check that the property is in good order.
  • Landlords find that full property management is a good investment in terms of time, convenience and money. In a typical year, our team receives more than 3000 calls, ranging from broken washing machines and minor maintenance to major plumbing emergencies.
  • With this extra level of service, fully managed properties can also attract higher quality tenants and better rents.
Rent Collection

This service is for landlords who wish to administer their rent and deal with the repairs and maintenance themselves. We market your property following our initial visit, arrange accompanied viewings, find a suitable tenant for your property, run a full tenant and referencing check, organise all the necessary legal paperwork, and collect and transfer the rent and deposit.

Tenant Find

Same service as Rent Collection without the collecting and transferring of rental payments, during the term of the tenancy.

Fees

PERMITTED PAYMENTS

As well as paying the rent, you may also be required to make the following permitted payments:

1) Holding Deposit: Up to one week’s rental

2) Deposit: One month’s rental (5 weeks rental dependent on individual’s circumstances)

3) Payments for utilities (gas, electricity & water), communication services (telephone & broadband), Installation/Subscription of cable/satellite, TV licence and council tax

4) Default Fee (late payment of rent): If full Rent is not paid within 14 days or more of the Rent Due Date there will be a charge 3% plus the Bank of England base interest rate of the full rental amount until full payment is received

5) Default Fee (breach of tenancy agreement, any other permitted payments, under relevant legislation including contractual damages): For any breach of the tenancy agreement based on the reasonably incurred costs of the agent or landlord

6) Replacement of keys, fobs or other security devices

7) Default Fee (changes to the tenancy): An administrative charge of £50.00 or greater for any assignment, variation or novation of the tenancy agreement made at the tenant’s request (only if agreed by The Landlord and/or The Landlord’s Agent)

8) Payments in respect of early termination of a tenancy agreement at the tenant’s request

First 4 Lettings is a member of Client Money Protect which is a client money protection scheme, and also a member of PRS (Property Redress Scheme), which is a redress scheme.
