2Choosing the right property to view

When it comes to choosing a property you need to decide how many bedrooms you are going to need. So if you're planning to live with a group of friends you'll need to finalise how many of you are planning to share and ensure everyone is committed. Then you need to decide on the all-important rental budget. If you're renting as a group it’s crucial that everyone's agreed on what's affordable and that you've factored in any additional bills; for example: utilities, TV and internet.

3Searching for properties

4Viewings

Once you've shortlisted which properties you're interested in you can book a viewing either online or via the telephone. And to make things more convenient we'll also try to organise your appointment so that you can view a number of properties at once.

If viewing multiple Leicester student properties we recommend taking notes so that you have a record of the pros and cons for each property and will be better served when evaluating your choices later on.

On the day of your viewing we will send you an SMS to confirm the viewings and a member of our team will accompany you to each property. All of our team members are friendly and approachable, and will have plenty of background info about each property and the local areas - ensuring all your questions are answered.

Our top tips for viewings:

We always ensure all our accommodation meets a high standard, however there are additional factors that you may wish to consider when viewing properties, including:

  • what furniture will be there when you move in;
  • are there any maintenance issues that need to be resolved prior to moving in;
  • what are the local amenities like;
  • can you get super-fast broadband with Virgin Media;
  • how much are the utility bills (ask the existing tenants or have a look at the property's Energy Performance Certificate).

5Reserving your property

Once you've found the perfect property you can secure it by paying a reservation deposit and completing the necessary paperwork. Please see how to apply for further information.

6Dotting the I's and crossing the T's

We will arrange the signing of the tenancy agreement and payment of the deposit leaving you with only the rental to pay closer to your tenancy commencement date. Please see how to apply for further information.

7Moving In

Once all the formalities are out the way we will contact you with regards to key collection.

PERMITTED PAYMENTS

As well as paying the rent, you may also be required to make the following permitted payments:

1) Holding Deposit: Up to one week’s rental

2) Deposit: One month’s rental (5 weeks rental dependent on individual’s circumstances)

3) Payments for utilities (gas, electricity & water), communication services (telephone & broadband), Installation/Subscription of cable/satellite, TV licence and council tax

4) Default Fee (late payment of rent): If full Rent is not paid within 14 days or more of the Rent Due Date there will be a charge 3% plus the Bank of England base interest rate of the full rental amount until full payment is received

5) Default Fee (breach of tenancy agreement, any other permitted payments, under relevant legislation including contractual damages): For any breach of the tenancy agreement based on the reasonably incurred costs of the agent or landlord

6) Replacement of keys, fobs or other security devices

7) Default Fee (changes to the tenancy): An administrative charge of £50.00 or greater for any assignment, variation or novation of the tenancy agreement made at the tenant’s request (only if agreed by The Landlord and/or The Landlord’s Agent)

8) Payments in respect of early termination of a tenancy agreement at the tenant’s request

First 4 Lettings is a member of Client Money Protect which is a client money protection scheme, and also a member of PRS (Property Redress Scheme), which is a redress scheme.
